Technical & Operational Manager

3-5 years relevant work experience (purchasing and/or Supply Chain Management)
Good technical knowledge of constructions, both regarding design and execution;
Knowledge in the field of safety and health at work;
Excellent capacity for synthesis, global vision of situations, visionary spirit;
Methodical and organized nature;
Planning capacity and detail orientation;
Excellent time management;
Very good organizer, ability to coordinate and control people and activities;
Good communication skills - directly and indirectly, verbally and in writing;

•Propose investments regarding the maintenance or modernization of the shopping center;
• Keeps contact with the tenants and clients of ︁︀​︂︃︃​︇︁​︆︄the property on the technical side;
• Supervises the resolution of complaints or requests from tenants and/or gets involved directly in solving them;
• Coordinates and supervises the maintenance activity in the property;
• Ensures the contractual relationship with service providers on the operational side;
• Monitors the state of operation of all technical equipment in the property;
• Proposes and follows the program of revisions and proactive maintenance of the equipment;
• Proposes and follows up actions for the remediation of technical defects: in case of defects of technical equipment/installations in the building, notifies the teams of subcontracted plumbers/electricians/mechanics and receives the results of their work;
• Proposes and follows up activities to improve the processes related to the operational and technical activities in the center;
• Proposes, if necessary, the change of subcontracted repair and service companies;
• Presents the offers of repair and service, cleaning and security companies to the hierarchical superior;
• Follows the execution of the OPEX budget;
•Prepares and conducts tenders for operational services;
• Keeps the connection with the tenants and clients of the property on the operational side;
• Follows the rules of civilized conduct and the regulations of the shopping center (regarding the disposal of waste, the use of the common space, maintaining the physical integrity of the space put to use with the related utilities, the general rules of PSI, etc.);
• Follows the legislative news in the field and ensures the fulfillment of the owner's legal obligations from a technical and operational point of view for the shopping center (new rules/requirements/verifications, approvals and authorizations from the Ministry of the Environment, town halls, firemen, etc.);
• Ensure that all tenants know the legal provisions regarding PSI and OSH and notify them in case of inconsistencies;
• It is ensured that all the tenants carry out on time and according to the contract all the revisions of the equipment located in the center and all the certificates regarding the electrical installations;
• It is ensured that all service or work providers know the legislation regarding OSH and PSI and that all their employees who work within the shopping center have been trained on PSI and OSH rules and have all the necessary authorizations;
•Represents the owner in relation to third parties and authorities on the operational side;
• Identifies new opportunities and collaboration solutions to reduce maintenance costs from the technical and operational point of view of the shopping center;
• Coordinates and supervises the cleaning and maintenance activity in the property;
• Coordinates and supervises the security and protection activity in the property;
• Coordinates and supervises the PSI and environment activity;
• Participate in the annual inventory, if necessary;
• He is responsible for maintaining the confidentiality of the information he has access to;
