The Facility Manager ensures that buildings are operated in accordance with legal requirements, technical standards, and internal policies, while supporting Property Management in delivering best-in-class tenant experience and protecting asset value.

Ensure continuous and reliable operation of all technical systems (HVAC, electrical, fire protection, BMS, security).
Coordinate preventive and corrective maintenance activities.
Monitor technical condition of buildings, infrastructure, and equipment
Maintain complete and up-to-date technical documentation
Identify operational risks and propose corrective actions
Compliance, Health & Safety
Ensure compliance with fire safety, H&S, and environmental regulations.
Coordinate statutory inspections, audits, and certifications
Ensure timely resolution of identified non-compliances
Act as technical contact during inspections by authorities.
Management of External Service Providers
Collecting tender documentation for tender of IFM service providers Procurement
Coordinate day-to-day activities of facility management service providers
Monitor performance against agreed SLA and KPI
Control quality and scope of delivered services
Verify technical correctness of invoices and service reports
Propose service improvements and optimization measures
Financial
Prepare technical inputs for annual operating budgets
Monitor utilities consumption and operational costs
Identify inefficiencies and cost-saving opportunities
Escalate risks of budget deviations in a timely manner
Incident & Operational Issue Management
Manage technical incidents and operational issues
Prioritize issues according to severity and impact
Coordinate corrective actions and emergency interventions
Perform root cause analysis of recurring problems
Cooperation with Property Manager
Provide technical input and recommendations to Property Managers (including
Support tenant communication with factual technical information
Participate in tenant meetings, inspections, and technical discussions
Escalate systemic technical risks and operational issue
CAPEX, Handover & Asset Lifecycle Support
Identify technical needs requiring capital investment
Support definition of technical scope for CAPEX projects
Monitors/manages smaller LLbudgets incl. Solar installations, etc.
Participate in technical handovers and acceptance of works
Manage defects and warranty periods from an operational perspective
