Sr. Project Manager (Real Estate Development)

6 to 8 years experience in Project Management for constructions (a portfolio of minimum 10 retail/ commercial projects);
University degree in Construction Engineering or equivalent experience;
Certified in Project Management;
Very good understanding of the design and construction process;
Very good understanding of Romanian laws and procedures involved in construction process;
Analytical and farsighted mind, with excellent problem solving skills and high level of creativity;
Excellent planning and time management skills;
Good organizational and coordination skills;
High moral feature;
The candidate must be fluent in English; knowledge of French is a plus;
Good knowledge of MS Office and Auto Cad, Primavera/ MS Project knowledge is a plus.

Objective: coordinating human and material resources throughout the life of a project by using appropriate management techniques in order to achieve predetermined objectives of scope, cost, time, quality and participation satisfaction.

Job Description
- Specification of project objectives and plans including definition of scope, budgeting, scheduling, setting performance requirements, and selecting project participants:
1. Project integration management to ensure that the diverse project elements are effectively coordinated;
2. Project scope management to ensure that all and only the work required is included;
3. Project time management to provide an effective project schedule;
4. Project cost management to identify needed resources and keep up budget control;
5. Project quality management to ensure that the functional requirements are met;
6. Project human resource management to development and effectively make use of project personnel;
7. Project communications management to ensure effective internal and external communications;
8. Project risk management to analyze and moderate potential risks;
9. Project procurement management to obtain necessary resources from external sources;
- Maximization of efficient resource exploitation through procurement of labor, materials and equipment according to the prescribed schedule and plan.
- Implementation of various operations through proper coordination and control of planning, design, estimating, contracting and construction in the entire process.
- Development of effective communications and mechanisms for resolving conflicts among the various participants.
- Aligning all project phases (PUZ, PUD, AC, and AD) to Romanian legislation and company’s internal procedures.
