RESPONSABILITATI / BENEFICII:
Sales Job functions
(Under supervision/ at decision of Sales Manager)
•Finding/ receiving clients looking for office space in Bucharest;
•Analyze the requirement and fit the list of properties suitable for the client;
•Tour of the list of properties, contact landlords;
•Update data base with new details of the existing properties, finding new properties;
•Create and develop a network of clients and landlords, by regularly meeting and contact;
•Periodical mailings :
letters in Romanian and English for:
□introducing the projects from data base
□update regarding the projects status
□events invitations and follow up
□new services of the real estate agency
•Attending the internal meetings and follow-up the conclusion;
•Negotiate Heads of Terms – initial offer of the landlord with the clients;
•Assist client/ landlord for signing a Lease agreements and service agreements;
•Negotiate and sign service agreements based on commission with landlords/ clients;
•Review and translate documents;
•Communicate effectively both internally and externally i.e.
•Forward client/ landlord requests to appropriate parties (architects, project manager, constructor, etc) and reply timely with priority to editing requests or technical support requests
•Regularly maintain telephone/ meeting contact with clients/ landlord
•Update the client reports to the manager
•Keep in touch with other agencies
•Keep track of the real estate market evolution: new projects to be delivered/developed, etc.
•Keep track of transactions on the market
•Keep track of markets reports - analysis
Marketing activities (Under supervision of Marketing Department)
•Create maps bulleted with the existing office buildings on the market
•Review the layout and information on the properties flyers, brochures, web site/ property particulars
•Maintain permanent Marketing contact with the landlords/ clients in order to agree upon/ modify information and layouts for:
